TIER 0
Basic Compliance Visit (10 minutes)

Purpose: Insurance-compliant presence verification only.
Time on site: ~10 minutes.
Language: observation-only.

Checklist Items (Tier 0)

  • Exterior entry point visually appears intact (doors, locks, windows observed from normal standing view)
  • No visible signs of forced entry, damage, or vandalism observed.
  • No visible water leaks or pooling observed in accessible entry-area.
  • Thermostat reading observed (no adjustments)
  • Lights appear functioning as expected (no adjustments)
  • Property appears undisturbed since last visit.
  • Single photo taken (timestamped) for documentation.

TIER 1
Essential Watch (45–60 minutes)

Purpose: Insurance-compliant home inspection with photo documentation.

Checklist Items (Tier 1)

Exterior Observation

  • Doors, windows, siding visually appear intact

  • Eaves, downspouts, roofline observed for visible damage

  • Snow/ice buildup noted (if applicable)

  • Yard/grounds observed for unusual changes

Interior Observation

  • Main rooms visually checked for leaks or moisture

  • Under sinks visually checked for drips/moisture

  • Floors observed for water or unusual markings

  • HVAC thermostat reading observed (no adjustments unless Tier 2+)

  • Electrical panel area visually appears normal

  • No unusual odors observed

  • Appliances appear undisturbed (no operation or adjustments)

Mechanical / Utility Observation

  • Furnace/boiler area visually observed (no servicing or manipulation)

  • Water heater visually observed for signs of leaks

  • Utility meters visually appear normal

Documentation

  • 6–10 timestamped photos

  • Visit summary completed

TIER 2
Seasonal Shield (60–75 minutes)

Purpose: Essential Watch + simple homeowner convenience tasks.
Still strictly non-security.

Checklist Items (Tier 2)
Includes all Tier 1 items PLUS:

Homeowner Convenience Tasks (non-technical, non-security)

  • Mail gathered and placed in designated spot
  • Light water run through select taps (visual flow check only; no plumbing work)
  • Toilets flushed to keep bowls fresh
  • Thermostat adjustment ONLY if client-approved
  • Interior temperature visually verified
  • Ensure interior appears orderly and undisturbed.

TIER 3
Concierge Plus (90–120 minutes)

Purpose: Property inspection + homeowner coordination support.
Still non-security. No supervision of “security work.

Checklist Items (Tier 3)
Includes all Tier 1 & 2 items PLUS:

Homeowner Coordination Tasks (non-security)

  • Access provided to approved trades (locksmith, HVAC, cleaners, etc.)
  • Arrival/departure time of trades noted
  • Visual check of area where trades completed work
  • Vehicle start-up (if requested) to maintain battery charge
  • Fuel level visually noted
  • Interior readiness tasks (linens set out, lights adjusted, etc.)


Property Condition Additions

  • Seasonal exterior item checks (snow load observation, yard condition, storm aftermath notes)

TIER 4
Estate Care / Custom Oversight

Purpose: High-touch estate care and tailored support.
Customized per client. Must remain strictly observational.

Checklist Items (Tier 4)
Includes all Tier 1–3 items PLUS custom client directives such as:

  • Walkthrough of guest suites / outbuildings
  • Visual observation of wine cellar, storage areas, workshop, etc.
  • Light staging or pre-arrival preparations (lights, linens, fridge check)
  • Visual review of pool/spa area (no operation or maintenance)
  • Visual review of multi-level mechanical spaces (no operation)
  • Coordination with multiple vendors (housekeeping, landscapers, renovators)
